If you’re in Tampa and you’ve been watching your rent go up every year while your commute gets worse, you’re not imagining it. And you’re not alone in looking east.

Polk County has become one of the most talked-about relocation destinations in Florida. But is it actually worth the move? Here’s what the numbers say, what I’ve seen helping buyers work through this exact decision, and what I understand deeply from making my own relocation move from Puerto Rico to Winter Haven.

The Price Gap Is Real

The median home price in Tampa is approximately $400,000 as of early 2026. In Polk County, the median sits around $305,000. That’s roughly a $90,000 to $95,000 difference, and that gap shows up every single month in your mortgage payment.

On a 30-year conventional loan at current rates, that difference translates to approximately $550 less per month. Over five years, that’s $33,000 staying in your pocket instead of going to your lender.

Polk County Is Growing Fast

In 2023, more people moved to Polk County than any other county in the United States, according to the U.S. Census Bureau. The county has grown 17.6% since 2020, seven times the national average.

That kind of growth means infrastructure is following: new hospitals, schools, roads, and retail. The question isn’t whether Polk County is developing. It’s whether you get in before prices follow the demand.

What You Give Up Honestly

I didn’t move from Tampa. I moved from Puerto Rico to Winter Haven in February 2023. My relocation was different, but the emotional journey was the same: leaving somewhere familiar, calculating whether the tradeoff was worth it, and landing somewhere I didn’t expect to love as much as I do.

What I can tell you about the Tampa-to-Polk move comes from the buyers I’ve worked with who made it. And what they tell me is consistent: Polk County is not Tampa. There’s less nightlife, fewer upscale restaurant options, and if you’re used to Ybor City on a Friday night, that’s not here. What is here: quiet neighborhoods, lakes everywhere, no traffic, and neighbors who wave at you.

If your lifestyle depends on urban density, Polk may feel slow. If your lifestyle depends on stability, space, and affordability, Polk delivers.

The Commute Question

From Winter Haven to Tampa via I-4: approximately 50 minutes without traffic. With traffic, plan for 75 to 90 minutes during peak hours. From Lakeland to Tampa: 35 to 45 minutes.

If you’re remote or hybrid, this is almost irrelevant. If you commute daily to downtown Tampa, factor that in honestly before deciding.

Who This Move Makes Sense For

Based on what I’ve seen working with buyers in Polk County, this move works best for:

  • Remote or hybrid workers who want more space for less money
  • Families prioritizing school quality, safety, and outdoor access
  • Investors looking for rental properties before prices rise further
  • People relocating from Puerto Rico, New York, New Jersey, and Miami

It’s not the right move for everyone. But for the right person, Polk County right now is what Tampa was fifteen years ago.
